How does the drop in Central Coast property prices affect homeowners?


As a mortgage broker, it is important to stay updated on the latest trends and developments in the property market. One notable trend that has caught my attention is the falling property prices in several beachside suburbs, particularly in the Central Coast region. According to recent data, home values in these areas have dropped significantly, presenting an opportunity for savvy buyers to enter the market at a more affordable price. 

The Central Coast, located within an hour and a half of Sydney, has been a popular destination for seachange homebuyers during the pandemic. The allure of a laid-back coastal lifestyle coupled with the ability to work remotely has attracted many individuals and families to these beachside suburbs. However, with the recent rise in interest rates and businesses calling for employees to return to the office, the demand for properties in these areas has softened. Additionally, the impact of falling Central Coast property values is not just limited to potential buyers; it also affects current homeowners who may see a decrease in their property's equity and market value. 

 The median home value in Forresters Beach, one of the oceanfront suburbs in the Central Coast, experienced an 11.4% decline in 2023, amounting to a decrease of approximately $187,000. Similarly, nearby Wamberal saw a 7.6% drop in home values, making homes approximately $136,000 cheaper than the previous year. Other suburbs such as Avoca Beach, Copacabana, and Macmasters Beach also experienced price decreases, with potential savings of $90,000, $75,000, and $48,000, respectively. 

 These price corrections can be attributed to the impact of interest rate rises on the coastal property market. While more affordable areas further away from the CBD may benefit from buyers looking for value, the higher-end coastal suburbs are more susceptible to price drops. However, despite the decline in prices, there seems to be a resurgence in demand as confidence returns to the market. Sydney residents, particularly those from the Northern Beaches, are exploring the Central Coast for its affordability and lifestyle offerings. 

 It is also worth noting that the Mornington Peninsula in Victoria experienced a similar trend, with suburbs such as McCrae and Rosebud seeing drops in median home values. The added pressure of higher interest rates and land tax payments prompted some holiday homeowners to sell their properties, while others from Melbourne took advantage of the more affordable beachside lifestyle on offer. 

 Interestingly, the falling property prices were not limited to the fringes of Sydney and Melbourne. Suburbs closer to the CBDs, such as Avalon Beach, Dee Why, and Collaroy, also saw a decrease in median unit values. This reflects the changing dynamics of the property market as interest rates rise and investors exit the market, while demand from first-home buyers increases. 

 As a mortgage broker, it is crucial to keep clients informed about these market trends and the opportunities they present. Falling property prices in beachside suburbs can make homeownership more attainable for those wishing to live by the coast. By staying updated on the latest developments, mortgage brokers can guide their clients in making informed decisions and securing the best possible financing options.
