Maintenance Information

               If you want your HVAC system to work correctly and efficiently, you will want to do regular maintenance on it. Regular maintenance is important to make sure that there is nothing wrong with it that will cost you hundreds of dollars. You can catch the small problems before they become big problems.

               You can do many of these maintenance tasks on your own, but some of them will require a technician to do them for you. You can have a technician come out for a low cost to check your system. You should do this at least once a year.

               If you own a name brand system, you should call out technicians that specialize in that brand. For example, if you have a Trane system, you should call Trane HVAC dealers to come out and work on your unit. That way you have a specialist in your brand to do the job.

               This article will list some of the maintenance things that you should do for your unit. It will give you some ideas about which ones you can do and which ones a technician should do. You could also do more research to find information that you need.

Maintenance Tips

  1. Clean Filters – The first thing that you should do is clean your filters. This should be done at least once a month to ensure that they are clean enough to do the job. You should also replace your filters every two to three months for the same reason. This is a task that you can do on your own. 
  1. Dust Your Coils – Once you have cleaned your filters, you should dust your ac coils. Even when you have clean filters the coils can get dusty and dirty over time. This reduces air flow and causes a reduction in heat absorption. This is something that you can do, or you can call a technician to do the job for you. 
  1. Outdoor Condenser Coils – Your outdoor condenser needs cleaning, as well as your indoor unit. It can collect all types of things such as dirt and grass clippings and they will cause your unit to not work as efficiently as it should. You can spray down your coils with a hose, being careful not to harm the condenser fins. You should spray from several feet away to prevent this from happening. 
  1. Reshape Condenser Fins – Regular use of your ac and the cleaning that you do can cause the fins of your condenser to bend. If they are bent, it prevents good air flow and causes your ac to not work efficiently. You can use a fin comb to put them back into shape, but you need to be very careful doing so.   1. Condensation Drain – You should also make sure that you keep the condensation drain clean. A clogged drain can cause moisture to form in the air. It can also spill out onto your walls and floor. You can blow these out when you are checking on your coils. 
  1. This can shorten the life of your ac and can cause other problems when they begin to thaw out. When you have your annual checkup by a professional, they can check these levels for you. If you suspect that these levels are low at any time during the year, you can call the technician to fix it for you. 
  1. Refrigerant Leaks – If your levels are low, it is probably due to a leak in the lines somewhere. This is something that you will need a professional to do for you. They can find the source of the leak and fix it for you. If it is not found, you will have to continually refill your refrigerant. 
  1. Seal Duct Leaks – Duct leaks will cause you to lose air along the ducts and cause your system to not work correctly. If everything seems to be working correctly, but you aren’t getting cool air, leaky ducts can be the problem. You will need an expert to come in and crawl around your ducts to check for leaks. This isn’t something that you want to do yourself. 
  1. Oil Motors and Check Belts – Don’t forget to check the motor of your system. It may need oil, or your belts might be loose. Have a technician come out to check this for you. This is something else that you shouldn’t do on your own. 
  1. Thermostat Accuracy – You could also check the accuracy of your thermostat. You can have a technician do this for you, or you could do it yourself if you know how. This is a simple issue to fix, and a technician can calibrate your thermostat for you.
