First Home Buyers: The Importance of Roof Pitch & Drainage


As a first home buyer, there's a lot to get to grips with about the property market and what to keep an eye out for at an open home inspection. With wild Brisbane rainfall, tropical storms, and high humidity, the roof is one of the most important factors to consider. They are expensive to replace and depending on the material, repairs can also be costly. 

However, in addition to buying in a flood zone, there's another element to consider about the home you're thinking about purchasing and it's one of the most common issues uncovered during a building inspection – the roof pitch and drainage system. 

Perfect Pitch & Drainage

A home's gutter and downpipe system must be in perfect balance with the roof pitch. It's the only way to ensure steady water flow and avoid clogs and backups that contribute to serious drainage issues.

A flat slope can create standing water and attract mosquitoes, while a steep slope can lead to rushing water flow that the gutters and downpipe can't handle. If you're viewing homes in wet weather, you can look for these signs yourself. However, if you're shopping during the dry season, only an inspector will uncover these issues. 

The general rule of thumb is between five and 10 millimetres for every three metres of guttering for optimal water flow. Sagging or dips in the guttering can lead to overflows and standing water, so check to ensure the run is even. Additionally, homes in heavy rainfall areas benefit from seamless gutters and additional downpipes. 

The roof's pitch can also influence the type of material you choose when it does come time to replace the roof. It could limit your options so be sure you're prepared.

Pre-Purchase Building Inspection

Be sure to ask the seller's agent for any paperwork relating to roofing and drainage repairs because this could highlight potential issues with the pitch and drainage balance. It's also worth taking note of any skylight and solar panel additions that could lead to bigger roofing repairs down the line. 

Ultimately, the key to ensuring a roof is in good working order before you complete a property purchase is by enlisting the services of a thorough building inspector who will carry out a detailed pre-purchase inspection. A good building inspector will have a detailed look at both the exterior roof surface and within the roof cavity to identify roof problems.
