Urban Pace Sells Out The Maples on Capitol Hill

Urban Pace has sold out The Maples, an award-winning condominium community on the site of Capitol Hill’s oldest private residence. The average pe-square-foot sales price set a new neighborhood record.

On the heels of its sellout, The Maples was named Best Washington-Baltimore Adaptive Reuse Condominium Community in Delta Associates’ 19th Annual Mid-Atlantic Multifamily Awards competition. The project was developed by Altus Realty Partners with equity partner Potomac Capital Advisors, and designed by Cunningham Quill Architects.

“We are excited about the sell-out of this beautiful Capitol Hill property that provides great pedestrian access to Eastern Market, Barracks Row, Metro, and more,” said Matt Dewey, Vice President of Sales, Urban Pace. “The record sales price and Delta Associates award highlight the success of The Maples’ developer and architect in transforming this iconic historic estate.”

The Maples’ original Georgian brick manor house was built in 1795-97 by William Mayne Duncanson, who sought to expand the East India Company trade to Washington via the Anacostia River. The wealthy Englishman entertained George Washington, Thomas Jefferson, and other leaders of the day. A subsequent owner was Francis Scott Key.

Altus transformed the main house and outbuildings into a cozy community of flats and duplexes incorporating many historical features. Most of the residences have separate entrances and many have direct elevator access to the new underground parking garage. Three newly built elevator townhomes, each with four to five bedrooms, frame the entrance to the restored manor house.

Indoors, residents enjoy interiors by Akseizer Design Group featuring white oak flooring, quartz countertops and white glass backsplashes, stainless steel Jenn-Air professional kitchen appliances, Waterworks bath fixtures, Spanish linen textured bathroom wall tile, custom cabinetry, and recessed lighting. The townhomes have luxury finishes such as large-format Spanish porcelain floor tile, Carrera bath tile, and solid walnut hardwood flooring.

Among the many nearby restaurants and entertainment venues on Barracks Row is the wildly popular Rose’s Luxury, named the best new restaurant in the United States by Bon Appetit magazine.
