How Commercial Re-Roofing Decisions Affect Business Finances

Commercial re-roofing decisions affect businesses because of the initial expense that must be paid for the re-roofing job, but there is more to it than just that. Aside from the re-roofing expenses, consideration must also be given towards the aspect of longevity. In other words, there must also be a correlation between the re-roofing expense and its expected lifespan.


When Do Cheaper Roofing Options Make Financial Sense?

In order for cheap re-roofing options to actually be cost-effective, they must fulfill one of the two criteria.

  • *  The material must also last long enough so that a re-roofing job will not be necessary for the foreseeable future

  • *  The combined cost of scheduled maintenance and multiple re-roofing expenses must also make financial sense, in case the material is not likely to last long

If the cheaper material is unable to fulfill any one of the two criteria, then going with it will impact the business’s finances negatively, despite being cheaper outright. Furthermore, repeated re-roofing jobs within a short span of time can hamper productivity, even if it is cost-effective on paper.


Late Decisions Lead to Higher Re-roofing Expenses

As Lidoran Roofing points out, recognising the signs of a commercial roof that is in poor condition can also make a huge difference, as far as the final cost of the project is concerned. The earlier a business is able to detect the usual signs of a worn-out roof, the lower their expenses are likely to be. Similarly, being late with the decision is always going to be more costly, not to mention risk the safety of everyone nearby as well.


Understanding the Options

To make a choice that is budget-oriented, long-lasting and appropriate for the weather conditions in an area, it would be necessary to first know a bit about each of the options available in commercial re-roofing. Taking a brief look through some of them should provide business owners with at least some preface.


TPO Vs PVC

Thermoplastic olefin (TPO) and polyvinyl chloride (PVC) are both great options for commercial roofing, but each has its own set of pros and cons.

  • *  PVC is resistant to weather damage and highly resistant to chemical damage, as compared to TPO

  • *  TPO is environmentally friendly and recyclable, while PVC is not

  • *  TPO has a much higher energy efficiency rating than PVC

  • *  PVC can be installed easily and quickly, while TPO is stiff and can be hard to handle for most re-roofers


Polyurethane Foam

Polyurethane foam re-roofing jobs are easy, cheap, and fast. On top of that, they are quite energy-efficient and water-resistant. Bi-yearly maintenance will likely be necessary, though, and unless the climate is in favour, a PF re-roofing job will not be a good one. Dry, hot, and low wind speed are the three primary requirements, which also makes the material unusable for outdoor installations in coastal areas.

Other options for commercial roofing materials include EPDM and metallic retrofits, to name just a few. The ones we discussed should provide a preliminary introduction to some of the options a business has while choosing re-roofing materials. A professional survey and opinion will still be required to make the final, informed, and practical decision, which will also be in line with the budget.
