Will These Bloody Kids Ever Move Out? The Resurrection of the Duplex Says No

Resurrection of the Duplex

Whilst Baby Boomers and Gen Xer’s typically finished school, got a job and moved out of home relatively early, rising living costs and worsening housing affordability has led to a growing trend of young adults remaining in the family home for longer. In 1981 only 36% of 20–24-year-olds were living with their parents, and just 1 in 10 aged 25-29 remained in the family home according to the
Australian Institute of Family Studies.  Today, these figures are significantly higher. In fact, according to analysis of the Housing, Income and Labour Dynamics in Australia (HILDA) Study, more than half of Australian men aged 18-29 (54%) and almost half of women the same age (47%) are still living with their parents.

It’s therefore unsurprising that home designers are seeing a growing demand for duplex homes that allow young adults to live independently without the insurmountable cost of actually leaving the nest.

"Duplex home design conjures thoughts of generic eighties and nineties buildings that were little more than a townhouse. The market has changed, with parents wanting their luxury empty nest, while kids live on site, but not underfoot. The design possibilities aren't limited like they were in the old days," said Darren Guest, Duplex Home Designer in Queensland's Mega Property Market, Sunshine Coast.

Contemporary Duplex Home Design

While the basic concept of having one building with two separate dwellings remains the same, the design philosophy, functionality and buyer appeal has evolved significantly. Forget the boxy duplex homes of yesteryear that largely lacked character, architectural flair and street appeal. Many modern duplex designs feature striking facades and contemporary architectural details that make them aesthetically pleasing, while internal features such as acoustic insulation between dwellings, and separate driveways and outdoor entertaining areas allow for greater privacy.

Contemporary duplex homes are also increasingly designed with sustainability and lifestyle in mind and can be carefully orientated to allow for natural light and airflow, reducing energy use related to lighting and cooling. Other energy efficient features such as double-glazing, high-performance insulation and energy-efficient appliances like heat pump hot water systems and induction cooktops can also help to reduce ongoing running costs.

Once thought of only as an affordable housing solution or an investment opportunity, modern duplex living is becoming a desirable lifestyle choice for many, offering the space and comfort of a standalone house, with the added bonus of dual occupancy.
