There are a few things that you need to do so that you can not only find the home of your dreams but also afford to buy it as well.

Before you can find your dream home, you need to think about what you want. Perhaps you have always had an idea about the type of house you want, but never gone into any great detail. Now maybe the perfect time to have a sit down as a family and discuss the details about the house. List all the things you all would like, as well as those things you would rather not have. The chances of you getting home with everything you all want is slim unless you are building from scratch, but you can at least get an idea where you want to be. It might be a good idea to have two or even three areas in mind so that you aren’t restricting your selection too much.

A big consideration when it comes to your dream house is the finances. Depending on your choice, you could be looking at a lot of money, so you need to figure out if buying it is possible. It might be that you need to plan a few years ahead for your dream home so that you can save or try to get higher paid work. It is important that you don’t overstretch yourself financially, or your dream home could be something that causes you difficulties. You should also think about trying to get the best possible price for your current home. Make sure it’s in the best condition it can be.

Finding the Right Real Estate Agents

There are many real estate agents, and you might think that they are all pretty much the same. However, there can be a big difference depending on who you choose and where you want to live. Pick an agent that has experience in the type of home you want; you also want to choose one that has the best reviews. It can take some time but do your research beforehand can be invaluable later. Once you have found your agents, you need to get to know them, chat with them about what you want and give them the list of requirements you have. It will allow them to go and find a home as close to that as possible without having to keep referring to you. It is a good idea to strike up a good relationship with your agents as this can work in your favour later. You don’t always have to use a real estate agent to find your dream house. Going to See Properties

There are a few tips when it comes to seeing properties that you should think about. Firstly, try to always see homes during the week, this can be a less busy time for the agents, so they are more likely to give you more time. You can choose a weekend, but it is usually a lot busier, and you might not get to see everything in the time they allow. If you have a list of properties that you want to see, then try to look at as many of them as you can in one day. The best number is around six because that also gives you time to look around. It also means that if you see a house you like, then you can discard others the same day rather than waiting another week. When you are visiting properties, don’t be afraid to take pictures or even some video while you’re there. It can be a great way to look back on the homes you have visited, and you can show it to other members of the family that couldn’t see it with you.

Things to Look for at a Property

While you are walking around the house, there are a few things you should be looking at. Firstly, does it match all of the things on your list, and if it doesn’t, are the things you can compromise on? Next, use your senses; can you smell damp or mould anywhere? Is there a lot of noise outside that you think will be a nuisance? Take a look outside and check out the local area, does it seem quiet and peaceful? If you can get a chance to speak to the neighbours, then they might be able to give you some information on the area and where the local amenities are. Another good tip is to check your mobile phone reception while you’re there. Having a lovely house is fine, but if you have no mobile signal, then this can be a problem.

Asking Questions

You are looking for your perfect dream home, so you want to know that it has everything you want. Don’t be afraid to ask questions and quiz the agents on things you aren’t sure on. They should be able to answer everything themselves, and if not, know someone that can. The best time to ask questions is when you are at the viewing, that’s because they will be fresh in your mind and you can see if the answer makes sense. Remember to write down their answers, so you have something to refer to later. If you do have any other questions after the visit, email them to the agent rather than calling, this will give you a record of what you said and their reply.

Doing Your Research

If you have identified a few properties that you like, then now is the time to do some research. Even if you have a great relationship with your property agent, they might not know everything about the area. You need to see where the amenities are as well as any schools or grocery stores nearby. The next big issue is local building projects, your perfect home and area might be spoilt by proposed building work around the location. Find out if there has been any anti-social behaviour in the area, or if the crime rate is high, there might be a factor in the previous owners wanting to move. It can also be a good idea to try and find out why they decided to sell up. If the house is as amazing as you think it is, then there must be a good reason why they want to leave. It might be something that you can get from your property agents, but there might also be some clues in the home. While you are walking around, see if there is any evidence of a reason, such as many bank letters or baby scan pictures on the fridge. Although this isn’t conclusive evidence, it does give you an idea.

Take a Drive Around the Areas

Although you like the houses, and you have asked the neighbours, it is still a good idea to take a look for yourself. Start by driving around the neighbourhood to see what other properties are there. Is there a lot of rubbish or discarded items on the side of the road? Are the surrounding areas as quiet as your area? Are there any local bars or nightclubs nearby that might cause an issue in the evenings? It can be a useful idea to come by the house in the evening as well because you can then see if there is any rowdy behaviour that might be a concern. This can be caused by any hotspots or bars in the local area, for example. It will also give you an idea about your neighbours; if there is lots of loud music coming from them in the evening, then this is something to note.

There is a lot to do with finding your dream house, but it will all be worth the effort if you can find your dream home.
